I didn't touch on their credit but the ability to pay and lying on the application and the boyfriend didn't fill out and submit his application after 10 days since his girlfriend submitted her own even when I asked/reminded them that I needed it.

I love how you just laid out a bunch of issues that a lot of us have had but, don't necessarily want to remind ourselves about.

They said they had a good feeling about me.Sometimes you have to remind sellers its not about the most money always, its about a fair price and great experience and honest deal. 

Since the financing issues have already been discussed, I'll remind you to check your numbers.  

You may need to politely remind them that having a judgement from a landlord could make it difficult for them to rent in the future.If their goal here is to save money, having you take them to court is the last thing they probably want or need.

I've done the opposite in the past and I am still paying for it.I know you've probably heard all this before and it's not really an answer but sometimes we just need to be reminded of the core values.

I just remind myself - frequently - "I have not failed.

This way my direct mailings are reinforced with signs that remind the homeowner of my intentions.
