NEED ADVICE ON MULTI FAMILY UNITS 4 SALE WITH POSITIVE INCOME

Hello fellow BP's I really need some advice in regard to possible real estate deal which consist of 3 structures on 1 parcel. Namely, a total of 14 units 100% occupancy with gross income of $3650 per month. Asking price is $159,000, My issue is with funds to put down for traditional financing, I unfortunately do not have the resources. My question is what would be an effective alternative real estate strategy to obtain this properties with little money down? Thanks in advance for any advice!!

    I'd research sub2 and seller-financing while I worked 3 jobs and cut my budget down to nothing.  On paper this thing should cash-flow like crazy.

    No car payments.  No restaurants or malls unless you're working there.  Seriously, @Chris Davis.  Some cash-flowing rentals will change your life.  Sacrifice and get that DP, man!
