Section 8 can be reliable in that you are mostly paid not by the tenant and on time, but they come, most of the time, with more tenant issues and low appreciation.

Although a bank or insurance company would fit nicely into Berkshire’s existing platform, Canada does have restrictions on foreign ownership of those assets – so my bet would be either an energy or utility-oriented opportunity (plenty of them in Alberta) or perhaps a significant stake in Alimentation Couche-Tard, which owns the Circle K brand and has a significant global presence, potentially meshing nicely with Berkshire’s recent purchase of Pilot Flying J.This year, I had the pleasure of travelling to Omaha with some friends from New York University’s Real Estate Development program and got to catch up with old friends from all over the world.Alas, my favorite Buffett-ism from the meeting was "Understand that the market is there to serve you, not instruct you".

The 200k I would make selling the lots wont get me really far as It could afford me another duplex or triplex, but since I have 9 Freddie Mac mortgages, and my tax returns dont really show the truth of what I make due to depreciation, I cant get loans, so that 200k wont do much in so far as my goals....I am selling two of my single families t o get debt of my sheet and some profits, but that'll take approx 4 months from start close.....But I know the risk here, but I am afraid to walk away and afraid not to :/ its a conundrum...So all I can do is have a consultant who can make sure everything is going as it should and I learn in the process....My goal right now is to learn as much as I can before even breaking ground as to not be reliable on someone when I have alot at risk.
