I personally think that, ALL THINGS BEING EQUAL, holding forever is the simplest, least stressful path to wealth in RE.But some people, like Joe for example, clearly thrive on the process of recycling, and I suspect the thrill of the hunt.  

He would be better off picking up aluminum cans to recycle or panhandling and using his earning to pay down his mortgage. 

Would starting a recycling program that collects cans/bottles to trade for cash be a good idea?

We're going to have driverless trucks transporting materials,  autonomous quadcopter drone fleets and other robots assembling, maintaining, recycling standardized multifamily. 3/4 of existing housing in this country is going to go to the bulldozers in 100 years because the skills to maintain it will simply be gone.

@David Hutson sounds like you done well in Memphis and happy to continue buying.Do you mined sharing if you are buying from turn key and if you managing to buy under retails price and recycle your deposit out, that's assuming you don't buy cash.If you don't buy from TK then how do you buy?

Lot's of over priced properties will recycle at lower values on the next down turn when the owners can no longer hold on.
