They installed vinyl without any wrap around the house, no flashing at the bottom, didn’t seal the doors or windows, put some j channels upside down and connected female sections together and just slapped a piece over it to hide it.

@Sharon Vornholt, I just come across a probate case with 2 executors who happen to live in the same mailing address, however, they don't have the same last name, I assume they are just domestic partners (male and female).

If a landlord resides in the same home, like renting the upstairs, then you can limit who you rent to, avoid all discrimination issues and only select, say, single females between the ages of 25 to 35 who are swim suit models.So, yes, if they qualify on "paper" you better rent to them just like anyone else. :)

If you had a single family home that you did not live in for rent, you could not differentiate between a man or woman, but since you live there, you are well within your rights to limit it to a female or many other criteria that would make you feel safer.

I'd find a way to target female tenants, myself, if there's a way to do that without violating any laws,  and avoid those college boys.

I never had a problem with cats, until we let our two strays into the house over the winter.Both used the box, one has been neutered, the other - we haven't caught him to chop his balls off yet, but we're gonna catch him in the next week or so for sure.Now we've had indoor female cats for years, and never had a smell problem with the box.

The male applicant has minor speeding violation  but the female applicant has 3 traffic violations including no registration card etc.
