The place needs to be brought up to code on electrical  and while that's not a huge cost, other things like the kitchen and batch and those things that kept at a minimum still add up.I'm not trying to guess what the seller "wants" and won't know until I hear from my agent.

In that simplified example, all would close 'on time' relative to the relevant individual contracts.Alternatively, you can purchase using hard money and then when there will be a break in the purchasing, do a batch refinance with concurrent closings.

Being small , i tend to work in batches, i.e. send out a ton of mail , then follow up with calls appointments, maybe get a deal then wait a couple months to blast out bunches of more mail.
