Non assumable simply means there's no way for the seller to be removed from liability on the note.What if the seller received a CH7 bankruptcy discharge and the mortgage was included in the bankruptcy and not reaffirmed (this is the case).

If your bag-in-hand is a mortgage that you can't repay or refinance, you may have to walk away from your investment, and perhaps your own home or other assets or even bankruptcy if you signed the documents to be on the hook, and such market falls do eventually come, so try to be ready instead of lucky.
