I also had a potential offer to re-rent on the table from 4 more college students however I will keep that on the back burner - I've established a relationship with them and my goal now will be to find a house that will suit them/they can rent out.

As far as this property goes, I'm putting it on the back burner for now until I check-up on the areas of concern that you have noted.1) Checking how rough the area is.2) Checking if and what the violations on the property are + how much they will cost to be dealt with.3) Checking if it is in the Historical District.

The challenge in southern CA is Hispanic nepotism, La Raza movement is alive and well, or not speaking Manderin Chinese, its increasingly a requirement sadly.So yeah, I won't quit looking for the right opportunity in sales, like solar, or getting a cushy government job with benefits, but the private sector has a big fat target on human labor due largely in part to the Affordable Care Act requirements.

Clean out dryer vent and add grated cover to dryer exhaust at side of garage5) Repair water heater as suggested in appliance warning on counter in kitchen: "Excessive rust in burner compartment" to restore hot water function6) Remove Shed as it appears to be sitting on the ground and is dilapidated8) Replace carpet in back bedroom due to stains9) Remove rest of exposed plywood under counters away from range and/or cover with trim to make it look finished10) Patch & paint minor drywall damage/ water spots at ceiling and at entry to enclosed porch from interior and some other minor areas

I'm using honeywell t8775a1009 which is new and taco zvc403 two zone but one zone won't turn off, it's oil burner and baseboard water system.

This is especially true when you're cleaning up plates in the sink, and chunks of food are sitting in the Disposall grinder, but you haven't turned it on yet; the water piles up in the grinder and then runs down the dishwasher drain connection.If whatever is going down the sink already smells funky, then the funk will transfer to the dishwasher; if it's something like a chunk of fat or meat that works its way into the dishwasher, it might smell OK now, but get funky after it sits for a while.
