Whatsup guys.

I've been studying the Lake Worth 33460 area code for a bit now. I have analyzed over 30 properties in the area and have a good grasp on rents and the local area. I came across a Bank owned property listed for 35k that needs 15-20k of work max. I know the rent for this property would be minimum $1100 a month. I believe ARV would be at least 85k. Possibly considerably more. I haven't seen a property close to this good. I do not have the cash to buy this property but would be interesting with working with someone. Does anybody have an idea on how I can acquire this property?

Going to have to reiterate what Jon said, very hit or miss in that zip code. Also I've spoke with property managers who say they've experienced higher turnover rates there in part because utilities are from the city as opposed to FPL so its more expensive and most likely with an SFR you'd be passing that expense onto the tenant. Have also heard something about business permit requirements for rentals in City of Lake Worth, not too sure about the details on that
