@Caroline Hires Just a thought, from an online marketing perspective, I googled "how to invest 100k" and didn't see any top-of-page advertisers - you might bid on that keyword (or similar), create a short landing page making the case for why investing in real estate with you is a good idea, and how to contact you to chat at the local Starbucks.

My background is in creative advertising (print-ads, billboards, websites, PR, etc.). 

The advertised "CRAP RATES"  by the scammers are not reporting cash on cash. 

Go to meetup.com and look for local meetups that you can attend nightly and take flyers to advertise your properties until you get them assigned.

No advertising and listed only on  airbnb.

The guys that throw it are active on BP and advertise the open house.  

Things are just easier when I can invest with some type of capital.While I'm doing so, it seems I've gotten a bit ahead of myself with the advertising (haha) and now calls from my website are starting to come in increasingly regularly.

You could check it easy enough with MLS access.However believe when I say it is highly unlikely they are falsely advertising on this.
