i would sit on my hands and do neither and see how the virus starts to play out on the market.....you may see more opportunities to deploy capital in the next year.....all things being equal

I am looking to refinance my apartment complex in NC but unfortunately a couple of my bank contacts have been told to scale back lending due to the virus.  

You may hear areas around Hopkins are good , I think that may change due to the Covid19  virus , I heard thru good authority Hopkins will be cutting back severely on LOTS of things . 

My agent even told me that the Corona virus has not stopped the sale of houses in this price range ($150,000).

Now you have to find someone with a similar level of virus fear to you.

Financing changes caused my buyer to walk away one week before closing. Lender cut $1 million from loan amount and required 12 months PI TI totaling over $700,000 to be held in reserve. I was concerned with the corona...

The Virus has affected both of these.   

This kind of thing has happened to me a couple of times.I can't offer you any advice on the specifics of New Jersey, but I think it is very important that you understand this:  the world contains some unsavory people just the same way as it contains viruses and lightening bolts. 

And the kid's school made us go to their bus stop everyday to pick up their breakfast, lunch, and dinner packs, so with the virus we really did not feel safe walking to the bus stop and carrying all that food back, so we had to get or fix our car to be able to get the kid's food.
