Investment Info:

Single-family residence buy & hold investment in San Antonio.

Purchase price: $224,000
Cash invested: $2,000

4 BR, 3 BA SFD with pool. I am just moving in. My plan is to live in the master bedroom and rent out two bedrooms, with the 3rd being an office. COVID has complicated my plans for obvious reasons. I will wait for a month or two to see how things play out before getting serious about tenants.

The single family home/roommate house hack strategy is certainly a little more complicated than it was just a few months ago. Now you have to find someone with a similar level of virus fear to you. You don't want someone that's running amok and bringing disease into the home, but you also don't want someone that's going to spray you with Lysol every time you walk through the front door. You also may need better internet than you previously thought, if everyone is working from home. I'm sure there are a ton of other things you're considering today, that weren't even a thought when you put this plan in motion.
