I’ve talked to two appraisers that are hesitant to dig that deep….does that seem normal? 

I have an area in mind that is currently undesirable but based on market trends seems to be primed for growth in the next 5 years.Any advice on research I could conduct before diving in, or other avenues I could explore to start and build my portfolio would be greatly appreciated.

I would verify comps before going too deep into it.

Ohh - gotcha, yeah I just had a contamination that cost the sellers (I was the agent) about 10k to get done.Basic tank getting pulled should be about 2-3kContamination will depend on how deep it is / how much needs to be removed and put back in and location, ect...

Amazon has a decent one under Amazon basics brand.but if the wood is soaked / deep you might have to replace it in those spots.

YouTube is great and all, but it doesn't exactly tell the whole story.Love the analogy about building a tower, gotta have a solid plan before you dive in, especially with all that permit stuff and zoning laws.
