It’s also mortgage fraud, which can be criminally prosecuted. the reason is that the lender inherently incurs more risk when it is deemed an investment property ,therefore they command a higher investment rate.

I ran a check on one of my prospects for the office space and the service returned as 'Decline' because of a criminal record on file that happened 22 years ago for possession of a control substance. What would you do in this case, for a residential customer I would have simply declined , but for a office space , with small enough rent, should I take a risk of rent it to him?

Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

I am a woman if my word, but this was offensive and ridiculous because we hadn't discussed details. so, at first I was thinking no way I sign this one paragraph agreement with so many holes, but my other option knew was to fight for another month or two (I had called local mediation and they had said it would be 3 weeks before they could meet with us.) this paragraph guaranteed they'd be out by the 20th, and would surrender their deposit...I signed it and they are moving right now. not sure if I did the right thing, but sometimes you gotta compromise some security, and take a chance like this, and I am so glad I did. lesson learned was always assume anyone can turn into a lunatic, so do your paperwork, and keep immaculant records.

Those are the kind of rentals that attract bad tenants. You can dramatically reduce that number by posting a statement that you will require a credit / criminal background screening on all adults 18 years and older.
