Its tough, but try to build a network with other contractors, you should know the approximate cost (incl labor) to fix a leak, broken shower, caulking the bathrooms, rekeying your locks etc.

Most leases will contain something like this:If Lessee fails to pay Rent, or otherwise Defaults under this Lease, Lessor may use, apply or retain all or any portion of said Security Deposit for the payment of any amount due Lessor or to reimburse or compensate Lessor for any liability, expense, loss or damage which Lessor may suffer or incur by reason thereof.I would not expect to give it back in this case, because essentially they have broken the agreement, but again it depends on the language of the lease you've had them signed whether they are "entitled" to it or not.

Door in the basement kicked in; holes in the drywall; blinds broken; etc.She owes me $2000 deductible from a fire her kids caused last December ("You have my word I'll pay you") and she walked out on her last months rent -- so we'll be filing in small claims court.I already have my team scheduled to get in there to pull the carpet, lay LVL, repair & paint.My question -- since I'll be taking some legal action against her -- is should I file a police report for the damage that was done on the way out before I do any repairs?

As others have said, the best thing to do, is to remind people that noise travels.The problem is that many people, go from a house, to a condo, they assume its going to be just as queit.Then once they hear a very minor footstep, suddenly all hell has broken loose, and they cant live there any more.People are soft, very soft, and need to be reminded of reality.Too many first world problems
