Tenant wants to break lease early (Massachusetts)
Hello all, was just informed me that my tenant who just signed 1 year extension on his lease told me he's closing on a house in 45 days and wants to break his freshly minted lease. Now the lease agreement (I purchased off of the BP site actually) doesn't say anything about breaking a lease.
In short it just states (effectively) you're here till the end.
What rights as a landlord do I have in this situation?
Can I enforce him to pay the year?
Negotiate an agreement?
Or do I just let them go and lose the next 9 months (won't be that long, probably a few weeks, but finding renters in MA during the winter is a task)
Any help would be appreciated.

In MA "buying a house" is not considered a sufficient reason to break the lease. Check out nolo.com's summary of this topic:

Personally, I would try and work out something reasonable with the tenant.
