Join a Facebook group for AMSTRA to get a feel for and connect with others as well as attend monthly free meetup for Atlanta Real Estate Investing Meet up (formerly BiggerPockets meetup group).

I would say to attend local real estate meetups in your area and talk to more investors and ask them questions to learn from their mistakes and possibly meet a mentor while there.

I met Matt briefly a week or so ago at a Meetup in Fort Walton and will be attending the Team Roar meeting in Niceville next week.

I would suggest attending some local meetups, join some Facebook groups and start interacting.

Buyer could just attend the open house on the weekend. 

If you're seeing more price points that are higher than the norm typically it means that either the market is shifting gradually up or that there's multiple people involved in that deal "chain" before it gets to you and everyone is adding their markup.My advice would be to attend a few local meetups to brush shoulders with other investors to pick their brain about whats working in your market AND to start marketing direct to sellers instead of trying to get the deals from wholesalers.

And in July, we have our annual Trade Show where you can connect with a lot of different vendors.Plan on flying in on Monday or Tuesday morning - attend the Meeting to make connections Tuesday Night - there are also a few smaller networking groups that will be meeting that same day in the morning, the next day in the morning.
