In order to calm your partners nerves, you may consider exploring a more adequate asset type.

However, even if I wanted to spend time in Tulum, I'd buy a property in a more profitable area (of Mexico) and use the cash flow to rent for cheap in Tulum to get money and lifestyle together.

Then you can read a more in-depth book like The Book On Rental Property Investing by Brandon Turner or The Unofficial Guide to Real Estate Investing by Spencer Strauss.
