There is also split premium PMI, where you pay perhaps 1.25% of the loan amount upfront as a one-time insurance premium, and your monthly PMI is reduced by 3/4 for the life of the loan -- that DTI with the reduced PMI is used for qualifying purposes.

I find that although the nightly rate is lower for long-term rentals, the money is still good because guests are willing to pay a premium for the convenience of a furnished place in a nice area.

As a wholesaler, I know that I have some investors who will pay premiums for certain areas if they are buying rentals because they know that the equity in those homes will grow at a faster rate than other areas.
