Wholesaling and flipping in Collin county TX & surrounding areas

My husband (and family) and I are looking for a an area to live and work in. Work = flipping and wholesaling, possibly rentals again. We have been RE investors for over 20 years so we do have quite a bit of experience.

My question is about north of Dallas. Collin county, etc.  Can anyone recommend good flipping/wholesaling areas north of Dallas?

We lived in CA the first 30 years of our life, then 14 years in MO to raise our children in a slower-pace-of-life area. Now that we are in our 40s and have teens we want to find an area that isn't literally freezing for 3 months out of the year and a place with a population bigger than 300.  And TX is close to family in AR and MO.

Any advice or suggestions you have on investing/living in this area is much appreciated, thanks!

To be honest, other than living here and wanting to invest close to where we live, we wouldn't be looking in Dallas.   I would look elsewhere, the market is getting tough.

We personally thought we would be doing 3 or 4 (or more deals) a year by now.  Honestly it took us about 7 or 8 months last year to find something, and we have been unable to find anything worth doing this year.

Brrr and flips seem at best very tight, throw in incredibly large increases in property taxes and not many properties cash flow.  For the most part we are just looking at properties and sitting on the sidelines unless we find something that hits our numbers.  Thankfully we have W-2 jobs and can afford to keep the bat on our shoulder until the right deal comes along.
