Last year when it hit -40F, we had several units with frozen pipes running along exterior walls freeze despite dripping water.

If you are in the sun belt do you want to deal with the freeze thaw cycle? 

Clarity of goal and personal investment strategy helps reduce the confusing array of choices which cause us to freeze up.

Particularly with the weather getting colder and colder here in PA we need to make sure we are regularly checking heat to make sure it is at a minimum to not shoot up costs but high enough not to let the pipes freeze.

While the tenants may be responsible for lodging if need be, I am still concerned about freezing pipes etc.

If not, are there any suggestions on how to keep the pipes from freezing? 

I currently have the luxury of time to hustle ...even though its 22 below freezing here (walking/busing for dollars) :). 

We've had some trouble with smart TVs freezing up when using Netflix.

Buying it would freeze up too much of my capital so I couldn't progress like I would want. 

We see hiring freeze(Apple) and layoffs (Tesla) here.
