@Keith Manchester I don't see anything attractive about this deal. especially since you would be doing the work. First of all, your costs are more than the ARV. If you're doing the work yourself, you should be getting some equity, otherwise you might as well buy turn key and not take on all the risk. Secondly, the CAP rates on COC returns are very low. You can get more the $189/mth cash flow on a property for $100K in midwest markets such as Indianapolis and Kansas City. Lastly, the assumption for the interest rate is way too low. You're not going to get anywhere near a 4.346% interest rate. This deal is a no go in my opinion.
