I'm 23 year old female, I attended University of VermontBurlington, VT and graduated last year.

I'd find a way to target female tenants, myself, if there's a way to do that without violating any laws,  and avoid those college boys. 

I am young, I am female, I'm not an idiot.

The male applicant has minor speeding violation  but the female applicant has 3 traffic violations including no registration card etc.

The fact that I am younger (26) and a female, I feel that this plays a part in the emotions side of things.

whether the verbiage is in the contract or not Georgia courts have a habit of favoring the tenant when it comes to push a snd shove, especially a female tenant.

Not only to keep them from being aggressive, but to keep dogs away from the property if a female is in heat, or have one that's not neutered run off and get somebody's poodle preggers.I'd also require renter's insurance with a rider for the dog, if there is such a thing.Ironically, the only breed that has ever attacked dogs of mine, all different types of terriers of around 20 pounds, have been german shepherds.
