., new roof ETC...Long as the house has "good Bones" which hopefully your SE can see by the basement and or looking at the house in detail and you are getting it for a good price I wouldn't let the age scare me.Has the plumbing been upgraded?

I work with investors in SE Michigan, covering areas such as Novi, Fenton, Hartland, Highland, AA, Whitmore Lake and Livonia.

I'm not looking for 10% per se, right now I'm really just looking to understand my local market in relationship to all of the available info and advice here.

@Stephanie Dupuis I don't think lowering commissions per se is the right way to go, I just think there should be genuine competition.

I started looking in slightly higher end suburbs of SE Michigan in 2014, looking almost exclusively for small condos in the $120k-$180k range.

We are not looking to jump into real estate as a means of investment per se, but are looking for a way to offset some of our rent expense.  

He's not an investor agent per se, but I've found him to be pretty good.

I also like the Derby and SE area of Wichita.

@Steven Hamilton II is it safe to say that it makes little sense to try and save on SE taxes in your flipping/wholesaling business by electing your LLC to be taxed as an S-Corp if you already make a 70K+ w2 income?
