Investing in Wichita

Good evening everyone, I recently moved down to Wichita as some of you all may know.  I'm looking to buy or build a home for my family and I here in the near future (leaning towards building). After my family and I move from the home we plan on using the house as an investment property so I'm wondering what would be the ideal location to build/buy a home.

I like the Bel Aire area a lot mainly because of all the tax incentives that they have right now but is that too far away from Wichita? I also like the Derby and SE area of Wichita.
