In general, I've found that the top investors are looking to give back and aren't that interested in taking money from random real estate newbies.

I'm wondering if anyone has come across software that would help manage the intake of tenants and keep track of stays/vouchers.

My example is in an market that doesn't include HVAC although having a mini-split installed would be helpful in taking care of a/c's in the window in the hot temps & can heat split zone rooms in the winter for heat.

The later in the year the lease sign or move-in takes places my commission is reduced by X%.

Typically 3x the monthly rent in take home income is the bar there. 

There are many local real estate savvy people in most areas who have either been agents or worked around real estate or in house cleaning that can service the property, handle the intake for less.
