Ductless mini split system

Me and my husband are in the process of rehabbing a 1980 house (1.7 story, 2400 sqft) which doesn’t have a crawl space and no ductwork in the first floor? The HVAC unit is working but the vents in 2 of the upstairs rooms are not getting any air. Being it 1.7 story and the design of the house is in such a way that we can’t put in new duct work in the first floor and no contractor is comfortable working with existing system. We have 2 options one is to have 2 new units separate for each floor and run exposed duct work which is costing us $26000.

Second option is to have ductless mini split system through out the house. Cost wise it is in the range of $12000-15000.

My questions-

- Does mini split system have an impact on the appraisal and resale value? Houses around the area has central air.

- Or do I need to find a contractor to use the existing unit and have the mini splits in first floor. Will having the HVAC unit in the house have an any impact on appraisal and resale.

Cost wise it is ideal to go with ductless mini splits through out the house. But we are thinking on appraisal and resale. Our plan is to rent this house for travel nurses/ airbnb.

You'll have to talk to someone that's an expert in your market. Mini-splits were very common in Hawaii but less common in Cody, Wyoming. So it may have an impact on your home price for your market. It could actually increase value if you have an older heating system, like baseboard hot water, and you add mini-split for a forced-air heat setting.
