I totally agree that this cannot be duplicated today, which is why I was suggesting that instead of rushing to invest now, that some should just sit on the sidelines for 5 or 7 years and amass cash so that they can duplicate this when things eventually revert to the mean or below.

Hey Jean, no hard rule to this but with properties I've sold, I always think it's best to communicate with your tenants to get ahead of any potential issues.1) Potential buyers will likely need to walk the property, so you'll have to schedule with your tenants.2) They might see the house on Zillow, Redfin etc and think "Am I going to get kicked out?

The structure doesn't really matter at this stage and unless you have cash, you won't be buying in an LLC unless you utilize commercial loans, as you said, like DSCR, but you will be putting 20-30 percent down to get those loans.You are bit feet ahead of head here, excited, but focused on the wrong things.
