You need to establish a relationship with an active agent closing deals month to month.

Cultivate relationships where referrals become a natural part of your interactions.

Hopefully, this will be longer than a one-off relationship for you to start your investing journey. 

My personal average for a 2 unit detached is closer to $300, for an older property I think $300-400 is reasonable (not including vacancy).Are you allowed to offload utilities to tenants even if maintain the relationship with the utility company?

As for the 2/1 unit There is a long term tenant (10+ years) that has a great relationship with the landlord (they seem to be friends as well) and has been paying rent on time ever since they have been there.
