I'll be shocked if you can actually get much cash flow out of them (unless you are putting 50%+ down payment) once you factor in the taxes and high HOA fees but sounds like this is more of a lifestyle choice.

I can't comment on every states laws, but I would be shocked if there was a law that unilaterally allowed tenants to terminate a lease for the reason you gave. 

I've also jumped into ventures with people I just met, and it didn't turn out that well (shocking i know :))That being said, some people's personality tends to always lean towards partnerships when one isn't always necessary.
