Because of Rick"s (at Erentpayment) prompt response to a question I sent via their website, his personal interactions here at www.biggerpockets.com, their A+ BBB rating, their reported money transfer time, and their length of time in business, I decided to use erentpayment for my rent collections.Other important factors for me:The $30 credit/background checks, late fee integration, rent reminders, off-line payment options, credit card payment options, and a credit bureau reporting feature.

Worth noting we looked at a motel property a few months back and they took one room type of each offline one day out of the month and scheduling viewings for that day.

My research seems to imply the best ones are not the ones that appear on realtor.com or zillow but rather those you find offline or through networking. 

Could someone point me to a good website to calculate this or be able to take this offline to talk for a quick phone call?
