Get creative with your rental model, maybe? 

If you're planning to do a rent-by-room business model, you will find travelers on FF looking to rent a shared space, but just know that they tend to be on the lower end of the scale in terms of what they're willing to pay.

I always get models with a 3/4 hp motor and a stainless steel grind chamber.  

perhaps moreso disappointed because the business model truly is brilliant.

I have a solid amount of capital to invest and am looking to invest remotely in the Midwest or South in places that will provide a net income and, of course, ideally also provide at least a minimal amount of appreciation, but I'm definitely leaning more toward the cash flow model given that I'm an older investor. 

If done well you could then do similar syndication models in many other states where there is a likely similar need/market?

I'm looking at one right now with the following (real, live situation):3.85% commission, 0% annually (unless you go through an RIA, you shouldn't be paying any fees to participate in a DST along the way; but there are operating expenses that are transparently modeled based on the assets in the Trust), disposition fee of 2% (subordinated to a full return of original investor equity outside of monthly distributions).

They have 1 slot open Monday and that if I make a decision today he can replace the unit with a brand new model then (it was a Saturday).

Any thoughts or ideas to make either model work the best (selling on contract or renting)?

With this model there's no need to do dozens of deals at a time, in fact, one deal a month can literally be worth 7 figures.
