I don’t know what the fees are like in NYC for a liquor license, but I assume pretty high.I would also make sure that there aren’t any other licenses (dancing licenses are required in some areas of you will have music and people can dance), as well as any specific fire suppression requirements (you will want to know if a sprinkler system will need to be installed when running your numbers for example), as this could easily make your project go south.

Think Amazon for retail, Apple for music, Uber for transportation, etc.I don't understand your comments about "Your buyers looking for off market deals" If an agent is advertising on facebook, instagram etc. it is not OFF MARKET. 

If they also have experience in the entertainment/music industry as well, that would be a major bonus.

You may have learned more than you think in kid sports or music lessons or gymnastics.

She damaged my roof when she placed a boat in the backyard, she blast music until 4 a.m, she keeps trash all around her side of the building,  we are talking about-tires-broken dish washers-broken grills- and more. she painted the walls green without permission and left it like that.

I have an hour commute to work so I throw on business books, realestate books and podcasts instead of listening to music.

What I found super helpful is that you may as well just take a break, simply walk away for a short while, listen to some music and talk to friends.

Its not a party at my jobsites but I hear the contractors singing from time to time to the music from their radio.

Following the trends with Brip and Fountain Square, I think it's a matter of figuring out where the artists are putting their work spaces and galleries for First Friday these days (and/or where the local music is happening).
