@Chris MasonI’ve seen this idea endorsed by Biggerpockets and Craig Curelop author of the house hacking strategy, can you sleep in a trailer in the back yard or driveway and rent out the rooms inside the house or Airbnb out the house.

Unless the buyer sought and obtained affirmative zoning compliance coverage via endorsement — imo impossible in this case because the local zoning agency would not issue a 4-unit zoning compliance letter — then title insurance is a dead end.
