If it's not too bad, I'm sure someone would especially in our hot market, but like Jared said it would be a shame to do a bunch of work and then run into issues down the road.Will the home inspector get under the foundation and ask for an engineer's report?

@Sherry Thurston Riley It's a shame about your current situation, at my company we are working in 8 different markets and we have taken the approach of over-communicating (in writing) during this time as the courts are closed. 

It's all perspective And others are just so fed up with their results, got burned in the past and OR QUIT on themselves...that every other course and "guru" must be bad as well.kinda of a shame and I honestly have sympathy for those types.

I think it's such a shame that pm's get such a bad wrap (I know there are some bad ones out there).

I have receipts of any and all repairs, but this day and time it seems like the courts believe the bad tenants more, that's a shame.

This opens you up to a claim that the LLC is a sham, even if you filed perfect formation documents.Just wanted to throw that in, since it is sort of the “Achilles Heel” of LLC protection.

It's a shame because there's a lot of houses and opportunity there if it wasn't for that.I'd recommend checking into middle tier markets a bit more, perhaps things like Witchita KS, Des Moines IA, Omaha NE.
