I have joined the lubbock REIA group that i found in lubbock, but the site is listing Fox and the Hound as the meeting place, and that establishment has been closed. 

I'd prefer westside neighborhoods, but not extremely expensive: Inglewood, Crenshaw, Baldwin Hills, Ladera heights, Fox Hills, maybe Culver City.

Cordova is a great rental area but also Bartlett, East Memphis, Col Acres, SE Memphis, Fox Meadows, Berclair, Some parts of Raleigh are some really good areas.

Someone with a different risk tolerance will have a completely different opinion. although to be fair and balanced like fox news.. if someone went through 08 to 2011 and no principal was lost they were in a very unique market.. and or they cut some checks to make sure that did not happen.. which to me either one is OK..

They offer loans through smaller credit unions who do not hold loans in house like Fox CU, Verve etc.
