I'm thinking of also asking him to provide building maintenance pro-bono for any small maintenance issue (handyman worthy) that arises on the property and which he is capable and/or qualified of doing.

We have purchased many high end looking lights from them for the cost of the builders special from Home Depot but you have to give yourself a week or so to order and have them shipped.

My niche is finding deteriorated properties and using my capabilities to renovate them and build equity.

Make sure you are legally sound the whole way around because its a sinking ship.

There is a company out of Canada called Honomobo that makes live-in ready studios/1 bedrooms ect. out of old shipping containers.

Coastal wood floors (was custom wood floors but i mostly do normal refinishing and its actually what i like to do) but i do all kinds of floors (for rental units you cant beat coretec) Almost all of my contacts are concentrated on the OBX and they might venture up into currituck but getting them up more towards the metro areas would be harder. also capable of most interior work like trim, cabinets, painting. dont really venture outside of that much unless im DIY

Be like Warren Buffet look for deals where no one else is looking.Have the seller pull a 3 bureau credit report on the payor and see if he/she has the capability to pay the second.
