A year later, we converted the property to a duplex (we needed a minor variance from the Committee of Adjustment, got refused, and I successfully appealed to the OMB).The reno to convert to a duplex legally was $50,000.

That might just be me though,  although it would still be my advice.I looked at your video several times because,  even though your staircase is a really appealing feature, there was something that I kept questioning and I finally figured it out - the railing.

@Jacob Nunn I like your plan and your idea to start with land to initially grow your income is appealing.

So I think owner financing is an appealing option to them.I also have an interest in flipping.  

I make it more appealing by offering a refund at the end of the lease if there is no detectable pet-related wear and tear, including that which might be considered normal pet-related wear and tear.  

Of course, your property may be assessed way over its actual value, in which case you should appeal your assessment.

In some cases long term renting appeals to me.
