Best area for buy-and-holds in Bucks County?

I'm a real estate investor living in Bucks County.  When looking for possible buy and hold deals, I usually look in a few different areas of Philadelphia, but am interested in looking into Bucks County now, as i'm more familiar with the area.  Prices are generally higher in Bucks, and there is not nearly as much room for appreciation (in my experience).   Any advice would be greatly appreciated!
