Regardless of how good it can be or how high it can appraise, we are always going to give advice based on what we fell will be the low end.Ivan Z. - that may be part of the problem, but I really feel it is the nature of the investment that is keeping values low.  

Create a plan, put in your time, work incredibly hard, learn as much as you possibly can about managing a project and what's involved from A to Z.  

@Martin Z. certainly takes a lot of discipline to take a back seat in but I agree with you that it may be the most judicious move given where our market is headed. 

There is a ton of information on how the process works from A-Z and there are also different strategies that can be used. 

There were also some nasty cockroach nests inside along with some geckos (they eat the roaches).I know that there is an issue with drainage/grading outside that I need to address, but since the addition is at ground level, should I also add Z-flashing under the siding?

For separate units here in the Seattle market I would do z channel or bi metal sound isolators fill the cavities with fiberglass insulation and use 5/8" sheet rock.
