It already has an additional front door where the garage was converted into a fireplace/music studio.

Artists (stereotypically) have little money, find hideaway warehouses and cheap places to do their art or perform underground music.

I no longer listen to music--- pod casts all day everyday! 

@Chris Music I agree with you about the hard money, at this point I have only found lenders that require 20% down and I have been trying to find private lenders but its very difficult because I am a newbie.
