On my end - I've heard that some of the easiest (and potentially cheapest) tricks could be:- applying a fresh coat of paint on the exterior / interior living room spaces of the home- refurnishing doors / door knobs - updating the lighting of bathrooms or kitchen area light fixtures- bathroom refurbishment- curb appeal / clearing out excess weeds/trees/shrubbery.I've also heard of situations where the home owner would either offer to build, or provide a backyard shed for the tenant as additional storage space, charging an extra $100-$150 per month if the tenant wanted to use it. 

That really is about as close to a no-brainer path to wealth as you can get in this world.WEll based on the goat analogy  seems like prime farm land to grow food and Timber land to grow trees . all renewables..  

The tree counties I am investing in inventory is shrinking and prices are going up accordingly.

Yes is it going to mean higher insurance, probably, but you should keep in mind these are real cities with fairly sizeable populations and infrastructure that would be defended fiercely, and fortunately unlike the area around Shaver Lake the SoCal mountains haven't experienced anywhere near as much tree die off from the drought and bark beetles.

Several lots have great lake views, several other lots will have decent lake view and most lost will have great trees.
