We were thinking UM or the med/dental/eye students might be a better area.

I know real estate is a revered profession, but I've gone through 6 agents and the last one filed the wrong paperwork and I lost out a great deal.  

So I would be looking for a potential business partner as well as an assistant/student so they would need to have some assets to use.

Even more incredible (and extremely sad), those with $40,000 saved are willing to spend it all (usually eagerly) on a mentorship program in which they have done no research and demanded no proof that the program has been successful, other than read some hand picked testimonials from the guru's students.  

I'm a college student graduating in May and trying to get ahead of the game and jump into the real estate game now.

As far as renting to college students, you can make them sign a one year lease.

Add the two car payments of $501 and $369 and student loan payment of $180. 

I'm independent, no debt, no student loans, very low tuition (with financial aid grants), rent of $500 per month, credit score above 750 and a small chunk of change saved up in the amount of $15,000. 

With mellinials under student debt it would be hard to purchase right now and boomers who didn't prep to retire renting.

I've been a student of real estate for years and have recently returned from having lived in Japan for nearly 20 years to finally try my hand in the exciting Las Vegas market.I'm hoping to meet all kinds of individuals here and hopefully lend assistance to others who share similar goals to myself.Cheers
