hi all. I'm an investor interesting in Memphis TN.

How is the market performing?

What is the tenant protection regs like in the area?

Could someone share insight regarding cap rate for SFH and multi fam units?

What's the typically management fee and are there professional management cos in the area?

Ben, I have doing this long enough to know that long distance investors will eventually loose owning cheap homes.  I used to work for a company about five years ago and we sold a lot of homes under $60k and like clockwork within 2-4 years they all wanted to sell for all the same reasons, higher vacancy, turnover and repairs.  No management company is an expert with low end renters. Hope that helps.
