Ben, I have doing this long enough to know that long distance investors will eventually loose owning cheap homes.  I used to work for a company about five years ago and we sold a lot of homes under $60k and like clockwork within 2-4 years they all wanted to sell for all the same reasons, higher vacancy, turnover and repairs.  No management company is an expert with low end renters.
