Once you find a general market, you can narrow your search further by looking at crime rates, school rankings, etc. 

One thing I would keep in mind is whether the school is mostly for commuters or not.

That’s exciting that you’re ready to make that jump.There are a couple ways to find off market deals, meet ups, Facebook groups, a realtor who’s connected to wholesalers such as myself or even the old school way of sign calling.

Also of all the prospects that call we rarely if ever get one calling "wanting" to move to the OKC public schools areas.

If it’s a stable population with good roads, restaurants, schools, hospitals, etc…it’s very likely there is low turnover due to high tenant retention rate.

(things to do, places to eat, school district, etc.)

Nice view, walking distance to bus, schools, shopping.
