New to Real estate investing in Northwest Arkansas

My name is Kevin and I am beginning my journey as a real estate investor. I live in Northwest Arkansas. I'm a business school professor and teach business analytics and quantitative methods. 

I own a home (moved in 5 months ago) but do not have any investment properties yet. Right now I'm trying to educate myself and make connections as much as possible and figure out the best path to get my first property. Trying to decide what niche/strategy is the best for me starting out. I have a good salary but don't have a lot of cash on hand yet. 

I'm looking forward to learning more and meeting new people!
