For the AC, I went with the GE Profile ClearView window AC unit, specifically the 8,300 BTU model which runs off of a standard 110v outlet, and is available on Amazon with Prime shipping.  

There is no standard form, but the notice should clearly state your intent to terminate their tenancy and the move-out date.

Do you have the money to have an electrician rewire the house to modern standards maybe 3000 to $5000 cash, maybe more- maybe you could ask  if they could do it on a credit card--I don't know?

Murphy bed cost is standard, but cabinetry can vary quite a bit.
