As for the Kitchen - rip up the linoleum and put LVP, paint the cabinets and add new granite countertops, and stainless steel appliances, paint the walls and, like every room add new light fixtures and outlet covers and switch covers.

SOW includes new plank vinyl flooring where necessary (a lot of it has been recently installed), new paint including cabinets, new stone countertops in kitchen and bath, tile shower, and new plumbing and light fixtures.

We purchased added paint, counter tops and stainless steel appliances.

I painted the main living spaces and the master bedroom, rehabbed the kitchen (painted the cabinets, replaced appliances, replaced the counter top, and installed new flooring and light fixtures), gutted the master bathroom, and closed in a window that looked into the foyer(I could never figure out why someone put a window there).After doing a little bit of reflecting, I wanted to share some of the biggest lessons learned throughout this process.1.

So, as the owner, you'd be responsible for items like texture, paint, flooring, lights, switches, cabinets, countertops, toilets, tubs, appliances, etc. 

Do something about countertops,cabinets, stainless steel appliances.

I've given away old mirrors, light fixtures, cabinets, vanities, anything that is metal or can be recycled, window treatments, I've sold kitchen cabinets, counter tops, anything left behind by the sellers: sofas, old lawn mower, rugs, lamps, old appliances even the kitchen sink!

Maybe even leave the flooring and counter tops.  

We got it for a good price and Thomas tore everything out from the pink & blue carpet, blue laminate counter tops, lavender wallpaper and 1980's appliances to be replaced with stainless steel, granite countertops throughout, new flooring etc.

We are plan on fixing the house up (paint, new countertops, removing carpet to expose the hardwood floors, etc).
