1st FLIP! Advice and insight greatly appreciated! with PICS
Hello all! First time poster, long time lurker...
I have rentals, but this is the first property I am considering flipping. I would take a high price, but mostly want to hold for at least 1-3 yearly leases. Renting and income is more important to me than some capital right now.
My strategy is to pretty up for cheap, and if it is pretty enough, put top dollar price tag on it while it rents... I am looking to spend between 4k and 9k. Probably not more immediately, unless it seems wise...
After a week of clearing trash, brush and crimes against humanity we are nearing an empty canvas... Here are the pics! I will get a wiki going under this and detail my plan.
Advice on cost saving, [cheap] big impact rehab, great tips and anything else very, very appreciated! :D

Here are my suggestions- Not sure what it takes to sell a rehab there but here its granite counters, tile kitchen floors,rehabbed bathrooms.
You may want to do some research as to what retail buyers are looking for as far as rehabs.
Front yard- I'd put some mulch around the trees that are visible along the driveway with some white stones. The fyard_view has about 3 or 4 that would look nice. Cut out stump
Driveway - I'd clean up the driveway- not sure if it needs only sweeping hard to tell with grass in the driveway-First appearances matter.
Front porch and front porch covering- not sure what that is on top but power wash.
Living room- Carpet or depending on what floors look like underneath- If wood I would leave wood depending on condition, if not wood carpet- Strip wall paper off walls and nuetral paint- Not sure about the panel.
Kitchen- I'd concentrate most of my money here- Tile the floors or if nice wood in the living room then I'd just extend the wood floors into kitchen. Do something about countertops,cabinets, stainless steel appliances. Strip off wall paper-nuetral paint.
Master bath you maybe able to get away with a good cleaning and nice tile floors, master vanity looks okay- maybe more lighting in the bathroom- you could do something about bathroom cabinets- fresh coat of paint.
Bathroom small- some caulking, new shower head blah blah- Remove all wall paper- paint nuetral, you may wanna change that soap holder too.
Siding- Replace or power wash.
I'm gonna stop here cause quite frankly thats just too many pictures to digest, I would remove all panel and install drywall and paint neutral but that me.
Again research what it takes to sell a rehab in your area and incorporate those into yours. In my area the changes that I made to you probably would have a house sitting for more than year- really woudn't sell here.
