I just picked up 2 stoves, a dishwasher and a refrigerator all for about $400-450 a piece over at Lowes and had next day delivery.

The dishwasher repair costs the same hypothetical $99 whether your rent is $500/month or $1500/month.  

The dishwasher broke and the sewer backed up, all in one month.Sewage backup is being dealt with, the dishwasher is too.Tenant is mad, understandably.Tenant is saying she does not feel that she should pay the entire month's rent since she can't use the basement. 

@Dawn Anastasi Now all you need to do is get your cardboard furniture rented in real life.

They might not be the scum of the earth but they are a$$holes that are screwing her over.If you have a tenant that ruins all the carpets in your place, punches holes in the sheet rock in every room, breaks the dishwasher and leave a dead cat in the closet when they leave do you send them a thank you card for not pouring concrete down all the drains????

But it did not change, and it dawned on me that it was the industry, not my efforts, that they were criticizing.

We sent out our A/C vendor and he said the A/C unit is perfectly fine except that a small part had to be replaced; total cost from our vendor was under $200.On another property, a dishwasher repair was needed.
